Hilton to Sell NYC’s Waldorf Astoria for $1.95 Billion

Hilton Worldwide Holdings Inc. (HLT), the world’s largest publicly traded hotel operator, agreed to sell the luxury Waldorf Astoria hotel in Manhattan to Beijing-based Anbang Insurance Group Co. for USD 1.95 billion.
Hilton will continue to manage the 1,232-room hotel, which will undergo a major renovation, according to a statement today. The company, based in McLean, Virginia, plans to use the proceeds from the sale to acquire additional hotel assets in the U.S. in one or more transactions.
Hilton, majority owned by Blackstone Group LP, bought the Park Avenue hotel in 1972, and said in February that it would consider selling all or a part of the property. Chief Executive Officer Christopher Nassetta said at the time that the company would consider residential, office and retail uses for the Waldorf.
The sale and 100-year management agreement with Anbang “will ensure that the Waldorf Astoria New York represents the brand’s world-class standards for generations to come, Nassetta said in today’s statement. ‘‘This relationship represents a unique opportunity for our organizations to work together to finally maximize the full value of this iconic asset on a full city block in midtown Manhattan.”
Hilton in December raised USD 2.35 billion in a record initial public offering for the hotel industry. The company’s other properties include namesake hotels in San Francisco, New York and Chicago.
Shares of Hilton rose 2.6 percent to USD 24.95 in premarket trading at 9:19 a.m. in New York.
Insurance Companies
Anbang, founded in 2004, provides financial and insurance services to more than 20 million customers, according to the statement.
U.S. insurers also have been looking to buy hotels. Allstate Corp. Chief Executive Officer Tom Wilson said in 2012 that his company was searching for investments in the industry as a way to diversify from bonds and protect his company as interest rates rise.
MetLife Inc. joined with Thayer Lodging Group to purchase the Ritz-Carlton San Francisco for about USD 161 million last year. The largest U.S. life insurer also has teamed with Loews Corp. to invest in its namesake brand of hotels.
