,论文浅谈我国现行房产税的弊端及完善思路
【内容摘要】
当今房地产市场不太规范，主要表现为房价高涨和炒房现象严重等，国家应通过宏观调控加以规范。出台新房产税是措施之一。我认为房产税改革的重点是：第一，对房产值增量进行征税；第二，对个人自用的第二套及其以上房产征税。第三限定免税面积。要稳定房产市场，除了出台新的房产税外，还需要其他辅助措施。比如，压缩投资需求和投机需求；扩大房地产供给、降低房地产开发成本；提高房贷门槛等。
