世界房地产业当看中国。从全球的角度来看,主流国家的房地产业或处
在衰退之后的调整期,或已经越过行业景气的拐点,只有中国的房地产开
发业在经济增长、城市化、人口红利推动下爆发出勃勃生机,这正是培育
一流房地产企业的基础。
周期定位的四重困境。本轮房地产周期不是对1992 至1996 年周期的简单
重复,和世界各国的房地产景气也有多有不同。中国特殊的国情、产业生
态环境和驱动行业成长因素的差异使这一轮房地产周期缺乏可比的实例。
揭开周期研判的迷雾,我们发现住房短缺、经济增长和制度变革是世界
各国房地产行业步入长周期时代共同的驱动因素。
通过对世界各国房地产市场综合比较研究,我们发现中国当前的房地产周
期发展与台湾70 到90 年代极其相似。
房地产行业位于景气周期的中部。根据未来10 年城市化,人口红利,经
济增长的趋势和目前我国住宅短缺的现实,我们认为房地产行业处在景气
的中部,这是我们看好房地产的前提。当然,周期研判有一个关键的假设:
政府适当调控使基本面的增长可以充分消化可能出现的房地产泡沫。相
反,如果政府任由房价飞速上涨,本轮景气周期很可能提前结束。
